Super easy, off market flip!  Don’t less this one pass. The comps speak for themselves. On the books it shows as a 4/2 1,857 sqft (they enclosed the garage to make the 4th bedroom and they pulled a permit because that sqft is included in the county website), but when you go inside the property you see they added a bathroom in the 4th bedroom and a bathroom in the back of the house. I don’t think permits where pulled to do those. In my opinion, you should just scrap those 2 baths and turn the one back into a laundry area. This house needs to be trashed out, update the electrical panel, update the kitchen, the 2 real bathrooms are in good shape, just update the vanity but the shower and tile are in good shape.
