The roof was replaced in 2005, the AC in 2015, the windows and electrical panel have been updated from original and the kitchen is decent but not flip quality.  For a buy and hold you are just paint, flooring and some soffit repair.  As a flip I would do the kitchen, bathroom, paint, flooring and some other minor things to spruce it up.  The comps look decent on this one and the ARV can really skyrocket if you enclose the carport or some of the other areas around the house. As it is now, I would estimate repairs at $25-$30k with an ARV of $249k.  If you convert to a 3/2 and do it right I think you can get $260k and spend about $35k in repairs.
